File → Export converts a document of up to 200 pages to Word (.docx) or Excel (.xlsx). Word carries the text and tables; Excel carries the tables Seben detected and nothing else. Neither carries images.
A PDF stores positioned text rather than paragraphs and tables, so the structure has to be worked out from the page. That means the result is a good approximation, not a reproduction. After exporting, Seben shows what it found: how many paragraphs and tables, and which pages it could not resolve. Check any table that matters before you send the file on.
Where a page was scanned, the text comes from character recognition, and the report says so. Exporting never changes the document, so you can export a signed contract without affecting its signatures.
